Pressure-test the decision before saying yes
- Contract language: What rights and deadlines apply if appraised value differs from the contract price?
- Comparable file: Which closed sales, upgrades, lot facts, and contract concessions may be relevant to value?
- Cash choice: If a gap remains, what cash is available and what price change would still fit the buyer’s plan?
Would it be unreasonable to ask for the evidence behind contract language before accepting the first answer? A buyer should be able to explain the tradeoff in plain language and see where it appears in the contract, report, worksheet, or property record.
